“Design Build” means more design options, while meeting the project budget.

The 1212 Bordeaux Office precast design is a “first of its kind” for Willis Construction. Prior to completing the contract documents the Architect and Willis Construction met to clearly understand the designer’s intent. Through the “Design Build” process Willis Construction was able to evaluate solutions to achieve the final aesthetics, and to do so within the owner’s budget. The designer requested some very unique design ideas that are not common for Architectural Precast cladding. Unlike a typical project that shows the beauty of Architectural Precast on its exterior skin, the designer wanted to bring that finish inside as well. And not the typical light or heavy sandblasted finishes you see with Architectural Precast. The designer chose a board form liner that was used to simulate a wood finish. This meant applying the form liner to the front and back of the panel during the pour process. With precast providing the exterior and interior finishes, it was necessary for the precast panels to also provide the buildings insulation. This was achieved by casting all panels with insulation in the middle of the panel. Otherwise known as a “sandwich panel”. And last, but definitely not least, the Architect wanted the interior structural steel and the panel connections to the structural steel exposed to view from the inside. It was important to the designer to leave the connections and structural steel as close as possible to their final construction state when completed. This included any markings or labeling used during the construction process. Each connection assembly including the welds were slightly cleaned of any loose debri, but for the most part, were left in their final state. Another reason why the “Design Build” process means “more design options, while meeting the project budget.”
